Avalon Teaneck

I had another great experience with the maintenance team here at the Avalon in Teaneck, this time with Eddie. Eddie was kind, professional, and quickly & effectively addressed my minor, kitchen-repair issues. The positive interactions that I’ve had with Avalon Teaneck’s maintenance team over the past year stand head & shoulders above the experiences that I’ve had with maintenance individuals at other apartment complexes. It’s a comfort to know that, when things can and do go wrong, I can rely on the team here to resolve issues quickly 😁

I moved to Avalon Teaneck last month and I love the property. The grounds are well kept, clean, and just overall beautiful. It is clear the maintenance staff take pride in their work and in the property as they answered all my requests promptly and were courteous and kind when communicating with me. The property is located within walking distance to two supermarkets, a farmers' market and shopping center. The pool, gym, and courtyards are well kept and inviting.

Aside from our amazing experience with Andy from the maintenance team over our past couple of years in the Avalon, who unfortunately is no longer working at Avalon Teaneck, our overall experience has been very subpar. To write about 2 specific instances is not doing it justice, but I'll leave it at that: First, we moved into a new apartment this past April and I immediately noticed the floors throughout the apartment were very sticky. I immediately contacted management and they came and did a quick mop that essentially did nothing. We left it for the time-being, seeing if we can resolve it ourselves. Unfortunately, we couldn't. My wife a few weeks later noticed stains and marks on different cabinets, signs of a smoker, as well as cigarette boxes (!!) in our one of the top cabinets - it was clear that the previous tenant was a smoker (an far too common situation in the Avalon - don't let their "smoke-free community" slogan deceive you) and their smoke damaged the floors in the apartment, leaving them sticky and disgusting. We went back to management to either bring in a professional floor cleaner to fix it or let us handle that and just reimburse of for the cost - their response? It's not our fault, you didn't notify us of the issue right away, and we will only reimburse you up to $200. A truly lie-filled and greedy response - essentially telling us we don't care if you live uncomfortably for the remainder of your stay, we'd just rather keep every dollar in our pocket. Second, when we moved in we noticed our apartment does not have any lights in the main room (crazy, I know). We asked them immediately if they can put in a light fan, similar to our friends living in the building who had one installed, and management said they'd let us know. Guess what? They never did. As the days got shorter these past few weeks, I followed back up because we're living in darkness from about 5pm and on - not ideal. Their response? We don't install light fans or simple light fixtures, we'd need to bring in an outside vendor, and guess who's responsible for the cost? You guys - the tenants. We know of at least 3 other tenants in the building who've had light fans installed complimentary, but now they are asking us to pay the cost or we will have no light for the remainder of the dark winter. Truly crazy to make your tenants live in the dark. But for all prospective tenants to be aware of - unfortunately not shocking at all, because even though we are paying a tremendous amount of money per month in rent and added fees, the Avalon is all about lining their pockets and pinching their tenants for every dollar they can. This is a fair warning to all those out there: Somehow Avalon Teaneck has a 4.7 star rating (as of today) on Google - if you lived in the building or spoke to the tenants, you'd get a MUCH different picture - I just brought up 2 of the issues but trust me there are much more problems at Avalon Teaneck and I implore you to speak with tenants before deciding to move in. The managements team are in it for themselves, as well as all the higher-ups in the Avalon corporation; they are not here to help you. I'm truly disappointed with the Avalon and hope you, prospective tenants, do not face the same disappointment and lack of customer service.

Great experience with both Luis and Ed on the staff helping with maintenance needs. We had issues with hot water and other things, Luis responded to our request ASAP and both helped to fix our issues the next morning. Always polite and informative when I ask what the problem is. We appreciate being in a building that has guys like these to be so quick and helpful.

1. When I saw the house Even though I walked in without reservation, they were very kind and answered various questions as much detail as possible. That helped us make a decision. 2. When I signed the contract, All matters such as writing contracts, signing autographs, and paying amounts were carried out on the web page, making them fast, convenient and clear. 3. When I moved in, The request was resolved by responding quickly to sudden changes from us. I'd really like to compliment the staff on their ability to solve their problems and their attitude toward customers. (Alexa and Michael are really cool) However, since only one elevator was in operation (as of September 2019), there was a long path to bring the package for move in. This problem will be solved if one more elevator on the other side of building is opened which is in under construction 4. One week after entry Pros: 1. The building is very strong and the windows are double-windowed, so it is very comfortable and stable. The apartment that I had lived before windows were blown to tremble whenever the truck passes the steet. 2. Mailboxes and Amazon Hubs for residents are very convenient to receive parcels and really save time for me. 3. The surroundings are better than I thought, many shops / restaurant are located walking distances. 4. The parking space is very wide and convenient. The old apartment had a hard time pulling out because of the narrow parking space. Cons: 1. A freight train sometimes passes outside the parking lot, and even though the soundproofing is good, there will be a difference of feeling depending on the individual. But I don't have a big problem. 2. We can't take a walk around the complex because it's still just on going interiors. (As of September 2019) We hope the construction will be completed and 100% opened as soon as possible.
